Step by step
- Together, we will choose the right property.
- We will secure the reservation directly with the developer.
- Preparation of all necessary contractual documents and thorough legal due diligence.
- Signing a future purchase agreement or directly a purchase contract with registration in the Land Registry.
- Payment of the purchase price according to the construction stages.
- Handover of the keys from the developer.
How long does the whole process take?
Once the client provides all required documents for the property purchase, and after the construction is completed, approved by the authorities, and individual units are connected to electricity, the apartments will be handed over to clients without delay. The Title Deed will be issued by the Land Register within the following 1–2 years (standard timeframe).
The client will have a direct contract with the developer, with no third parties involved. In the case of a new-build property, the client pays VAT (either standard or reduced rate) as part of the purchase price and is not subject to any additional property acquisition taxes.
What do we arrange?
We will ensure supervision when signing the purchase contract and payment of the deposit. We will accompany the client (or keep an eye on) so that the contract is registered in the Land Register.
This registration serves as a fundamental legal certainty – from this point on, the developer cannot resell or encumber the project. The apartment unit, including shares in common areas and land, is already registered in favor of the client.
